a. Tenants must take good care of the property and leave it clean and tidy upon their departure, ready for the next guests. Should we need to provide extra cleaning we reserve the right to deduct costs from the damage deposit.
b. Any breakages or damage must be reported to us within 3 days of the end of your holiday, unless it would affect the next guest's stay then we need to be told immediately in order to rectify the problem. We reserve the right to deduct costs from the damage deposit.
c. The lead name on the booking form (the Party Leader) is held responsible for the behaviour of the party and for the condition in which the property is left at the end of the stay.
d. No change of the identity of the Party Leader may take place without our written consent.
e. The Party Leader must be over 25 and the ages of any member of the party under the age of 21 must be accurately disclosed on the booking form.
a. In order that properties can be thoroughly inspected between lets, holidays commence at 3.00pm on arrival day and terminate at 10.00am on departure day.
a. On making the booking more than 8 weeks before the start of the holiday, a 25% deposit, of the cost of the holiday is required to confirm the booking. The final balance is due 8 weeks before the start of the holiday. If we do not receive the balance by that date, you will be in breach of these conditions. Once we receive your booking form and have issued confirmation, a contract is formed between us, you the Party Leader and the owner of the holiday property.
b. On making a booking less than 8 weeks before the start of the holiday the whole cost of the holiday including linen and any extras is required to confirm the booking.
a. Our properties are offered only on the understanding that no more than the maximum number of people as indicated in the property details shall use it.
b. As we offer primarily family holidays, we reserve the right to refuse or curtail any booking where is subsequently transpires that information supplied to us has been withheld or is inaccurate as to the numbers or composition or ages of the party.
c. Our holiday home is in a quiet cul-de-sac and we would ask you to respect our neighbours and not make excessive noise, we reserve the right to refuse or curtail any booking where we receive complaints from our neighbours.
d. We reserve the right to make any bookings subject to a deposit received against inventory and cleaning, refundable after the holiday and less any damaged or missing items and or extra cleaning deemed necessary by us.
e. A deposit of £50 is automatically required in respect of all bookings made. Under normal circumstances the deposit will be refunded within 3 weeks of the end of your holiday.
a. Pets cannot (under any circumstances) be brought to the holiday home. Where an animal is brought into the holiday home we will have the same rights as are reserved in 4 above.
a. To make your holiday as comfortable as possible we include the cost of freshly made beds and laundered bathroom towels.
a. Electricity and gas are included in the cost of your holiday.
a. No liability is accepted in respect of loss or damage to any member of the party, their baggage, car or contents, resulting from riot, war, strikes, adverse weather conditions or sickness or injury or for loss or damage to a third party.
a. If, upon arrival you feel that there are reasonable grounds for complaint about your holiday home we must be contacted immediately so that, if possible, appropriate action may be taken during your stay. If a reason for complaint arises during your holiday, you must contact us as soon as the problem arises.
b. No complaints will be considered after completion of your holiday unless they were raised when they arose.
c. Whilst everything will be done within our power to attend to repairs to the properties/furniture/equipment/facility that may be faulty, during your stay, no guarantees will be given and no refunds will be granted should any breakdown occur and not be immediately rectified.
a. The property owner, his/her representative and the Agent must be allowed access to the holiday home at any reasonable time for essential maintenance or annual Quality Grading inspection. Wherever possible prior arrangements will be made. We hope you understand the need for this.
a. Immediately upon receipt of the holiday confirmation from Holidays By The Water, the Party Leader should check the details and notify us immediately of any correction.
b. We reserve the right to charge the Party Leader an amendment fee to administer/ correct any error by the Party Leader. Although we will always try to work with you in the first instance at no charge.
a. Holiday cancellation insurance is not provided by us and is not included in the price of the holiday. You should satisfy yourself that holiday / travel/ cancellation insurance appropriate to your parties' circumstances is available from a source regulated by the Financial Services Authority.
b. In the event that you have to cancel your holiday you must notify us immediately and in writing. The cancellation only takes effect when we have received and acknowledged the receipt of your written cancellation. If you cancel you are still liable for the payment of your balance.
c. We shall seek to re-let the property at the best possible price but not necessarily at the advertised brochure/ web price. If the holiday accommodation is re-let, monies received by us for the re-let holiday, less the admin fee, any extras already paid and a handling charge of £25 will be refunded within 3 weeks after the re-let holiday has taken place.
d. If we are unable to re-let the holiday accommodation for the period of the cancelled holiday, all monies paid by the Party Leader to us shall be forfeited to us.
e. No refunds will be given on cancelled short break holidays or last minute bookings, whether or not the holiday accommodation is re-let.
a. In the event that your holiday accommodation becomes unavailable due to reasons beyond our control we will endeavour to offer you alternative accommodation of similar monetary value, if at all possible. If no alternative is available, all monies will be returned in full and we shall not be under be under any other liability. This has not occurred to us yet and we will do all we can to ensure that you enjoy your experience through Holidays By The Water.
a. We regret that we cannot accept responsibility for any lost property at the end of your stay. We will make every reasonable effort to find and return any lost property to you and we would require receipt of full payment for the postage and packing.
b. All reasonable effort will be made to advise clients in advance of any situation which may affect your holiday. However, we do not accept liability for any disturbance which may occur and is outside of our control. Clients should understand that neighbours of our holiday property are not obliged to advise us of any work/disturbance they may be undertaking as long as this is within legal limits.

e. Please ensure that the reference is the party leader name and date of the start of your holiday
a. Whist every effort is made to ensure the accuracy of information given either orally or written and all representations are given in good faith, no such representations will create any liability on the part of Holidays By The Water. Bookings are accepted on the basis that you have read the description in the brochure/ website.
a. Whilst to the best of Holidays By The Water knowledge the details relating to any property described on the website were correct at time of publishing, we reserve the right to make alterations to the website at any time and shall endeavour to inform the Party Leader of any major changes. We cannot accept responsibility for any changes or closures to area amenities, attractions or services offered by a third parties mentioned on the website.
